Sucessfully marketing a home today is so much more than putting a "For Sale" sign in the front yard with flyers that are mostly picked up by curious neighbors! The National Association of Realtors reported in 2009 that 90% of buyers go ONLINE first when searching for information about purchasing a home. In another revealing statistic, the biggest complaint of prospective home buyers when searching for homes online is the lack of high quality photos and video tours. As this article so aptly point out, the use of hi tech marketing can literally mean the difference between your home sitting on the market for months or getting sold quickly.
Given these amazing statistics, it is critical that prospective sellers utilize the services of an agent that is tech savvy, one who understands and embraces the latest tools, processes and social media networks to maximize the exposure of your home online, give qualified buyers the information they want and need and get your home sold quickly and at the desired price.
I am that agent. With a successful career as a project manager in the high tech industry that spanned over 20 years before becoming a real estate agent, the use of the latest tools and gadgets is second nature to me. As soon as I became a realtor, I studied for and received the ePro designation, the only technology certification endorsed by the NAR and especially designed to teach realtors how excel and succeed in the competitive world of online real estate.
So what are some of the marketing techniques I will employ to ensure your homes maximum exposure to the most number of qualified buyers?
- I take tons of high resolution, digital photos using the award winning Sony HX-1 camera accompanied by a specially made wide angle lens to better capture the entire interior space in a room. All photos are professionally retouched and enhanced for optimal viewing on all online and print ads.
- I will create a full, 1080i hi definition video tour of your home, complete with professional editing and narration. Not only will this video be posted to my website, blog, facebook fan page and added to your listing in the Onslow and Carteret County MLS, but this video will also be syndicated to You Tube, 17 other online video sharing websites AND posted to Craigslist 5 times over a 25 day period!
- All homes listed with me are advertised as "Showcase Listings" on Realtor.com- the #1 real estate website in the WORLD!! Advertising your home as a Showcase Listing allows me to post 25 photos of your home as well as a video tour.
- Using the latest technology syndication tools, I will advertise your home on up to 330 premier websites I will make sure your listing has a detailed description of all the features and amenities. Photos and a video tour will be posted along with the listing to all sites that allow photos/tours.
- Your home will have its own website, complete with compelling domain name so it can be easily found by search engines. I will promote it and drive qualified leads to it through targeted email campaigns, and advertising it on social medial channels such as Facebook and Twitter.
- I will attach a “Send a Text to This Number” sign rider to the For Sale sign in your front yard. Prospective buyers who see the sign can send a text message to a 5 digit number and get all the detailed listing data about your home, including photos, sent instantly to their cell phone!
- I will enter your listing in both the Onslow and Carteret County MLS (Multiple Listing Service) to ensure maximum exposure to all other real estate agents in the area. Approximately only 20% of agents in this area belong to both MLS's.
- Create a “Just Listed” presentation flyer and email it to all local realtors in both the Onslow and Carteret County MLS.
- By participating in the IDX (Internet Data Exchange), this allows me to advertise your listing on hundreds of other IDX participating real estate brokerage websites.
Of course, I will also do all the traditional forms of marketing for you like holding an open house, if you would like one. However, I will be the very first one to say that if you are looking for a traditional real estate agent to market you’re home, that’s not me. If you are looking for an innovative, cutting edge realtor who will focus her efforts and marketing dollars where the buyers are, namely online, than you have found the right agent!
